We have outlined some common questions and answers from our clients. If you have any other questions or need more detail on the items below, please reach out to our sales team.

  • Can my pet live with me at an Arcadia Group village?

Pets are welcome at all Arcadia Group villages. We do require written approval in each instance; however this is not to be unreasonably withheld.

  • If i go on holiday, will my house be looked after?

Arcadia Group retirement villages are ‘gated communities’ with excellent state-of-the-art security to enhance the safety of your home during your absences.

Any resident leaving the retirement community for a holiday or any extended period is asked to notify the Village Manager as a further precaution.

  • Is there somewhere I can store my boat or caravan?

The following villages provide caravan and boat parking facilities, they are subject to availability and can require a small monthly fee:

    • Arcadia Waters Mandurah
    • Arcadia Waters Maddington
    • Affinity Village Baldivis
    • Lattitude Lakelands
    • Arcadia Waters Geraldton
  • Do I need to insure my home?

All buildings in our Lease for Life villages are covered by a comprehensive insurance policy which is paid for as part of your weekly fees. You will however need your own Contents Insurance.

  • Can I have guests and family members stay with me?

We love to see family and friends visiting and staying with our residents. You are welcome to have guests staying with you for up to 13 weeks each year. Management has the discretion to extend this in cases where it may be required.

  • Do I have to pay Stamp Duty on my home?

Because all Arcadia Group homes are purchased on a ‘Lease for Life’ basis, there is no Stamp Duty payable.

  • What is a Lease for Life?

A Lease for Life provides you with the right to occupy your home in the retirement village. By securing your home this way you are covered under the Retirement Villages Act, a legal framework that governs the way retirement villages are operated.

  • Retirment Living vs Lifestyle Villages, what is the difference?

Retirement Living and Lifestyle Villages may appeal to the same customers however the financial and legal structures are very different.

Arcadia Group runs under the Retirement Living model only. We run Lease for Life and Strata communities.

In our Lease for Life communities, you take out a Lease for Life on your home which is protected under the Retirement Villages Act. The Act is designed to protect residents and ensure compliance with minimum requirements. Additionally you are purchasing a permanent, solid brick home not a pre-fabricated moveable home you will find in a lifestyle village.

In our Strata communities you are still protected by the Retirement Villages Act however you own your home and the land it sits on. Our Lattitude Lakelands and Rylands communities operate under this structure. In these communities you need to insure your building and contents.

When you purchase in a Lifestyle Village you own your pre-fabricated home but you rent the land it sits on. You are not protected under the Retirement Villages Act so many of the protections offered to our residents do not apply to you.

For more information please contact our sales team who can talk you through our financial structure, purchase process and financial options.

  • Can I make an offer on a home subject to the sale of my current home?

Yes you can. In fact this is the most common condition applied against the sale of an Arcadia Group village home.

  • What if my circumstances change and I need some level of support?

Arcadia Group retirement villages are independent living villages that are designed for you to ‘age in place’.

If you need caring for or come to need more support down the track, our homes have the space required to add mobility support and aids. This is designed for anyone who may need a little more assistance to retain their independence, from someone they trust.
