Fees & Financial Information
-
What major costs are there as a resident?
Like most Retirement Village operators, La Dimora has a Deferred Management Fee (DMF) model which is a way for incoming residents to pay part of their costs after they move out, saving money upfront so they have more to spend on enjoying their lifestyle during their stay.
However, the structure of these fees is dependent on the financial contract chosen.
A detailed explanation of the available financial models can be found in the La Dimora Financial Brochure.
-
What are monthly operating costs?
During your stay you will pay a monthly operating cost, which helps cover the running costs of the Village and amenities and keep the Village maintained to an extremely high standard.
The monthly operating costs are annually estimated and provisionally fixed by Arcadia Group. They are determined after the end of each fiscal year.
Hidden Valley Membership is an additional cost, however as a resident of La Dimora Retirement Resort, you receive an exclusive discount.
Your resort membership provides five-day golf access Monday to Friday, use of the indoor heated pool, gymnasium, pickleball and tennis courts, and bowling green.
-
What are my everyday living expenses as a resident?
Residents pay charges for a reduced electricity tariff, telephone and other services consumed in their own villas.
All villas have fibre optic installed so this eliminates the need for antennas and satellite dishes.
Residents are also responsible for their local council rates and water rates.
-
What costs do I incur when I leave the village?
After a resident has vacated the villa, they are only responsible for the next six months of the monthly operating costs.
Following six months, Arcadia Group will continue to pay these charges.
-
What is a refurbishment cost?
Dependent upon the contract type you selected when you entered the village, when you terminate your Lease for Life with La Dimora Retirement Resort, you will pay the refurbishment costs to bring your home back to near its original state.
This helps raise the potential sales price of your home and makes it more attractive to potential buyers.
This will be an agreed upon amount by you and La Dimora Management.
