What is Lattitude Lakelands?
Lattitude Lakelands is a premium retirement community for people aged 55 and over, offering independent living in a welcoming, secure environment. Located just minutes from Mandurah, the village features 194 architecturally designed homes, resort-style facilities, vibrant social activities and convenient access to shops, public transport and the beach.

Who owns the common amenities at Lattitude Lakelands?
The village’s shared facilities are owned and managed by Arcadia Group, one of Australia’s leading retirement living developers and operators with communities across Western Australia and Victoria.

Who can live at Lattitude Lakelands?
Due to the nature of the development, residents are required to be a minimum of 55 years old and able to live independently.

Will I own my home?
Yes, you will own your home at Lattitude Lakelands. Purchasing at Lattitude Lakelands means you will own the title to your Lot, and you will also have a share in the strata common property.

Can I continue working after moving in?
Yes, you certainly can, and several of our residents are still working in paid or volunteer positions in the community.

What ongoing costs will I need to pay?
At Lattitude Lakelands, you will be responsible for a proportion of the running costs, which are made up of both the village “Operating Costs” (relating mainly to the clubhouse and village staff) and the “Strata Levies” (relating to the Strata Company common property).
The Strata Levy component will vary slightly from house to house following the actual unit entitlement for your lot.
As the owner of your home, you will also be responsible for the following costs:
- Local Authority rates and charges
- Water rates
- Water consumption
- Electricity consumption
- Gas consumption
- Telephone costs
- Home building and contents insurance and public liability insurance
- Home maintenance
- Home refurbishment to a marketable condition
- Other services consumed in your home (e.g., pay television and internet)

Do I need to pay Stamp Duty?
Yes, all strata titled purchases are subject to Stamp Duty.

Can I purchase a house subject to the sale of my existing home?
Yes, you can. We understand that purchasers will need to sell their family homes to buy a house at Lattitude Lakelands. Please note you will enter into a contract of sale with the owner of the property seller. The conditions of sale will be negotiated between buyer and seller with the help of the sellers appointed real estate agent and this could include a ‘subject to sale’ condition.

Are there any deferred (or exit) fees when I leave?
Over the years, operators of this type of village have learnt that purchasers want a more secure community with a wide range of social facilities and amenities. They also prefer to pay a lower entry price to allow them to have more money to enjoy life now.
Delivering a community like Lattitude Lakelands requires the operator to buy a large block of land and maintain it for many years. They also give a large proportion of the land to landscaping and communal facilities. Plus, they need to build and equip extensive community facilities and supply management services. If they had to recoup the cost of all these elements in the first sale of village homes, they would have to charge significantly more upfront.
The established retirement village financial model allows the operator to charge a lower entry price, confident that, over the long-term life of a village, they will get a reasonable financial return by including deferred fees.
When you sell your home at Lattitude Lakelands, in return for granting you access to the extensive resort-style clubhouse facilities and amenities, and for supplying management services, you are required to pay what is referred to as a “Deferred Facilities Fee”. This is charged at 3% plus GST of the sale price of the property. This is capped at 24% over 8 years and charged on a daily basis.
Also, when you sell your home at Lattitude Lakelands, to pay for future major repairs and replacement of the clubhouse and other facilities, you are required to pay a “Reserve Fund” contribution which is calculated each year that you live in the village. Contributing to the reserve fund in this way means that your weekly maintenance fees can be kept as low as possible. This is charged at 0.25% plus GST of the sale price of the property and it is not capped.
Finally, a once-off Arcadia Group Administration Fee of approx. $1540 is also charged on departure. You will find that this “enjoy now and pay later” deferred fee arrangement is the norm for retirement villages and that the Lattitude Lakelands deferred fees are lower than comparable villages.

What home design options are available at the Village?
There are 9 different designs of homes within the Village. All homes are 2 bedroom/ 2 bathroom plus study. All but one design has a double garage. Living space varies, please discuss further with Sales team. Each home varies in features and modifications and as a result, are listed at varying prices based on current market conditions.

What other services will be available?
Lattitude Lakelands has been designed as an independent living village. We aim to provide a secure environment, modern age-friendly housing, a wide range of social and recreational opportunities and access to a range of approved support services
Lattitude Lakelands has its own hairdresser, Beautician and Podiatrist who are regularly on site within the Clubhouse for resident use. Other preferred providers have been identified for services such as exercise classes, function catering, home help, home care and home maintenance. Details will be made available to residents who can then access services individually, or as a group, on a user-pays basis.
By making services available in this way, we believe that we can cater for everyone’s needs without people having to pay for staff and overheads that they may not use.

Can I have a pet?
Of course, you can. However, in fairness to other residents only one smaller dog of a suitable breed, or one domestic cat is permitted to reside in your home, and pets must not be a nuisance to neighbours. Please ask the Village Manager for further information.

Can I store my caravan or boat?
A dedicated caravan and boat parking bay is provided. However, demand is high, so this will depend on availability at the time of request.

Can visitors stay with me?
Of course, they can. However, to preserve the nature of Lattitude Lakelands and to be fair to other residents, there is a restriction that guests may not stay with you for a continuous period of more than eight weeks in any year or more than 12 weeks in total in any year.

Can I use the common facilities for a private function?
Yes, we simply ask residents to seek approval from the Village Manager and to ensure that the proposed booking does not conflict with regular activities. Residents will also need to leave the area in a clean and tidy condition after use.

What facilities and services will be nearby?
Lattitude Lakelands is in a terrific location. The village is within easy walking distance of the Lakelands Shopping Centre. You will also be close to the Estates’ beautiful natural lakes and walkways and, of course, the beach as well as public transport including bus stops and Lakelands Train Station which are located close by.

Does Lattitude Lakelands have an emergency call system?
Yes, it does. For your peace of mind, the clubhouse facilities and each home are fitted with an emergency Medi-Minder system that is monitored 24 hours per day, 365 days per year by an accredited external monitoring centre.

What security is provided at Lattitude Lakelands?
Lattitude Lakelands is a gated community. The security gates are open from 7 am to 6 pm. To enter/exit after hours residents receive a “Coded Gate Fob” upon settlement, plus there is a keypad option available if you don’t have your fob with you. That code is provided after settlement. The village also has Security Patrols that come through twice each night for resident safety.

What happens if my circumstances change, and I need some level of care or support?
We can point you in the right direction to a range of independent qualified community care organisations. Services can include such things as assistance with meals, showering, cleaning, laundry, and local shopping, amongst others. These services are provided on a user-pays basis.

Who is responsible for home maintenance?
All maintenance on your Survey Strata Lot is your own responsibility.

Are there any day-to-day rules at Lattitude Lakelands?
The whole idea behind Lattitude Lakeland is “freedom”. Therefore, we have tried to keep the number of rules and restrictions to a minimum.
To preserve the nature of Lattitude Lakelands and to be fair to all residents, we have developed a few village rules relating to such items as use of the swimming pool, parking within the development, smoking in communal areas, noise, and nuisance etc. Owners must also comply with the strata By-laws.

What happens if I have a complaint?
Any complaint should initially be directed to the Village Manager. As a resident, you also have the choice of raising any concerns through the Residents’ Committee. In addition, Arcadia Group Head Office prides ourselves on our open-door policy and feedback forms are also available from the Village Office.

Is my Centrelink pension affected if I move to Lattitude Lakelands?
You may have a significant surplus from the changeover from your previous house to your new home. In either event, it is probable that your assessable assets will have changed with respect to your Centrelink pension, and it is advisable to contact Centrelink to discuss your personal situation.
