Do I own my own home?
All homes at Arcadia Waters Mandurah are secured on a Lease for Life basis. Your agreement is protected under the Retirement Villages Act.

What rights do I have when living in an Arcadia Group community?
We can point you in the right direction to a range of independent qualified community care organisations. Services can include assistance with meals, showering, cleaning, laundry and local shopping, amongst others. These services are provided on a user-pays basis.

What are my occupancy rights as a resident?
Residents are granted a lease to occupy their home for their lifetime and can enjoy the village’s shared facilities, including:
- Dining Hall
- Clubhouse
- Library
- Pool
- Gymnasium
- Bowling and Putting Green
- Café Lounge
- Common areas

Can visitors stay in my home?
Absolutely. Visitors are welcome to stay in your home for up to 13 weeks per calendar year. Extended stays should be discussed with the Village Manager.

Do I have to maintain my home?
Residents are responsible for:
- Internal maintenance and cleaning
- Air-conditioner servicing
- Roller door servicing
- Fixtures and fittings
- Resident-approved improvements and alterations
Arcadia Waters Mandurah is responsible for:- Structural repairs
- External painting programs
- External termite control
- Front garden maintenance

What happens if I have a complaint?
Any complaint should initially be directed to the Village Manager. As a resident, you also have the choice of raising any concerns through the Residents’ Committee. In addition, Arcadia Group Head Office prides ourselves on our open-door policy and feedback forms are also available from the Village Office.

Is there caravan or boat parking available?
Yes. Caravan and boat parking bays are available for a monthly fee and are allocated on a first-come, first-served basis.

Can I bring my pet?
Absolutely. Visitors are welcome to stay in your home for up to 13 weeks per calendar year. Extended stays should be discussed with the Village Manager.

How is the village secured?
Resident safety is a priority, with:
- Emergency call buttons in homes and common areas
- 24-hour emergency support
- CCTV monitoring in common areas
- Gated entry with restricted access after dark

What happens if my care needs change?
We can connect you with independent community care providers who offer services such as meal preparation, personal care, cleaning, laundry and shopping assistance on a user-pays basis.

If I go on holiday, will my house be looked after?
One of the best parts of living in a gated community is the freedom to lock and leave whenever you want to go on a holiday. Arcadia Waters Mandurah is fitted with excellent state-of-the-art security to enhance the safety of your home during your absences. Any resident leaving the retirement community for any period of time is asked to notify the Village Manager as a further precaution

Is insurance included?
Arcadia Waters Mandurah insures the buildings and common property. Residents are responsible for their own contents, health and liability insurance.

What major costs are there as a resident?
1. Ingoing contribution
When moving into Arcadia Waters Mandurah, you will pay a price for the Lease for Life of your home, determined by its size, location in the Village, market conditions and a lot of other factors – just as you would for any real estate transaction.2. Operating costs
During your stay you’ll pay a monthly operating cost, which helps cover the running costs of the Village and amenities and keep the Village maintained to a very high standard. The monthly operating cost is estimated annually and provisionally fixed by Arcadia Group. The cost is determined after the end of each financial year.3. Outgoing costs
Like most Retirement Village operators, Arcadia Waters Mandurah has a Deferred Management Fee (DMF) model which is a way for incoming residents to pay part of their costs after they move out – saving money up front so they have more to spend on enjoying their lifestyle during their stay. However, the structure of these fees is dependent on the financial contract chosen and will be carefully explained before you move in. A detailed explanation of the available financial models can be found in the Arcadia Group financial brochure. We strongly encourage all prospective residents to seek independent financial and legal advice before deciding which Lease for Life contract to proceed with. -
What are my living expenses as a resident?
Residents pay for electricity, telephone, gas and other services consumed in their own homes. Residents arealso responsible for their local council and water rates.

What is a refurbishment cost?
When you decide to terminate your Lease for Life with Arcadia Waters Mandurah, you will need to pay the refurbishment costs to bring your home back to near its original state. This helps raise the potential sales price of your home and makes it more attractive to potential buyers. This will be an agreed upon amount by you and Arcadia Waters Mandurah.

Do I have to pay Stamp Duty on my purchase?
As all Arcadia Waters homes are purchased on a ‘Lease for Life’ basis, there is no Stamp Duty payable.

Will moving to Arcadia Waters Mandurah affect my Centrelink pension?
You may have a significant surplus from the changeover from your previous house to your new home. In either event, it is probable that your assessable assets will have changed with respect to your Centrelink pension, and it is advisable to contact Centrelink to discuss your personal situation.
